How We Delivered a High-Performance Luxury Property Website on Kentico Xperience

When an American luxury property came to us needing a digital presence that matched the quality of their offering, we built on Kentico Xperience — integrating Yardi, Greenhouse, Zendesk Sell, and a custom booking engine, and using AI to accelerate every stage of the build.

How We Delivered a High-Performance Luxury Property Website on Kentico Xperience

Not every project is a simple website. Some require the right platform, deep integrations, performance engineering, and a willingness to use every modern tool available to deliver something genuinely excellent. This was one of those projects.

Our client is a luxury residential property in the United States — the kind of development where the digital presence has to reflect the quality of the physical experience. Prospective residents research extensively before making a decision of this magnitude. The website needed to be fast, beautiful, informative, and functional in ways that went well beyond a standard marketing site.

We chose Kentico Xperience as the platform. Here's why — and here's how the project came together.

Why Kentico Xperience

Kentico Xperience is a Digital Experience Platform — a CMS with enterprise-grade marketing capabilities built in. For a luxury property project with multiple integrated systems and a sophisticated content strategy, it was the natural choice for several reasons.

Structured content at scale. A luxury property generates a significant volume of content — unit listings, amenity descriptions, neighbourhood guides, events, team profiles, blog content, and more. Kentico's content modelling capabilities allowed us to structure all of this in a way that was consistent, queryable, and maintainable.

Marketing and personalisation capabilities. Kentico Xperience includes built-in tools for lead capture, contact management, and personalised content delivery. For a high-value sales process, understanding prospect behaviour and serving relevant content is a meaningful advantage.

Enterprise performance architecture. The platform's output caching, CDN integration, and content delivery capabilities are built for scale. For a site where page speed directly influences the perception of quality, this was essential.

The Integrations

This project involved four distinct integrations, each serving a different function in the client's operational ecosystem.

Yardi

Yardi is the property management system of choice for a significant portion of the American residential market. Our integration with Yardi meant that unit availability, pricing, and status updates flowed directly from the property management system into the website — no manual updates, no out-of-date listings. Prospective residents see accurate, real-time availability the moment they land on the listings page.

The integration also connected the enquiry flow: when a prospect expresses interest through the website, that interaction creates a record in Yardi, keeping the leasing team's workflow intact.

Greenhouse Jobs

The client wanted to recruit talent that matched the calibre of their offering, and they needed their careers page to reflect that. Our Greenhouse integration pulls live job listings directly from the client's Greenhouse account, meaning the careers section always reflects current opportunities without any CMS intervention required.

The visual treatment of the jobs page was designed to be as distinctive as the rest of the site — no clunky job board widget, just a seamlessly integrated experience that happens to be powered by best-in-class ATS infrastructure.

Zendesk Sell

The sales and leasing team uses Zendesk Sell as their CRM. Our integration ensures that every enquiry generated through the website — whether through a contact form, a booking request, or a direct unit enquiry — lands cleanly in Zendesk Sell with full attribution. Leads don't get lost between systems. The leasing team works from a single source of truth.

Integrated Booking Engine

Perhaps the most technically complex element of the project was the integrated booking engine. Prospective residents can request a private viewing or a tour of the development directly through the website, with availability managed in real time and confirmations flowing back to both the prospect and the leasing team.

The booking experience was designed with the same care as the rest of the site — no generic calendar widget, no jarring UI shift. The interaction feels native to the brand.

How We Used AI to Accelerate the Build

We used AI tools throughout this project — not as a gimmick, but as a genuine accelerant at every stage where they added value.

Code generation and review. Our developers used AI-assisted coding throughout — for boilerplate generation, integration scaffolding, and test coverage. The output wasn't shipped without review, but the volume of reliable first-draft code meaningfully increased the velocity of the build.

Structured data implementation. We implemented comprehensive schema markup across the site — property listings, local business, FAQ, breadcrumb, and review schemas. AI assistance made generating structured data markup for a large and varied content model significantly faster and less error-prone.

QA and testing. We used AI tools to accelerate test case generation and to surface edge cases in integration logic that might otherwise have been missed until post-launch.

Kentico's Widget Framework

Kentico Xperience's Widget Framework was central to how we delivered editorial flexibility without sacrificing design integrity. Rather than giving editors free rein over every element of the page — which typically results in brand drift over time — we designed a curated library of widgets that could be composed into pages in a constrained but highly flexible way.

Each widget was built to be visually robust regardless of how it was combined with others. Editors could build and update pages confidently, knowing the result would always look intentional. The page building experience was fast and intuitive; the output was always on-brand.

Performance and Caching Architecture

For a luxury property, page speed is brand perception. A site that loads slowly doesn't feel premium, regardless of the quality of the design.

We implemented Kentico's output caching at a granular level — caching full pages where possible, fragment-caching the elements that required real-time data (unit availability, booking engine state), and invalidating cache entries precisely when content changed. The result was sub-second response times for the majority of page loads, with real-time data served efficiently alongside cached content.

We also implemented a CDN strategy for static assets, optimised all images for next-gen formats, and used Kentico's built-in performance tooling to identify and resolve bottlenecks before launch.

The Result

The client's response has been consistently positive since launch. Enquiry volumes exceeded projections. The leasing team reports that prospects are arriving for viewings better informed and more engaged than before — a direct result of the quality and depth of information the site provides.

The integrations are running smoothly. Leads are flowing cleanly into Zendesk Sell. Unit availability is accurate. The careers page reflects live opportunities. The booking engine is handling a steady volume of tour requests without friction.

And the website, it's fair to say, looks and performs like a digital property worth living in.

What This Project Demonstrates

This project illustrates something we believe strongly: the right technology choices, executed well, can produce outcomes that justify the investment many times over. Kentico Xperience gave us the platform capabilities we needed. The integrations gave the client's operational teams a workflow that works. AI accelerated the build without compromising quality. And structured, rigorous engineering delivered performance that reflects the brand.
